Single-tenant, long-term net-leased properties will provide secure returns with relatively low levels of risk during the lease term, but with a relatively high level of risk upon lease expiration. Multi-tenant properties, with shorter-term leases, should provide higher potential returns, but with leasing risk spread more evenly through the projected holding period.
